The most common reverse mortgage for seniors today is the FHA HECM, or Home Equity Conversion Mortgage, also known as the HUD reverse mortgage program. The Federal Housing Administration developed the FHA HECM senior reverse mortgage program in 1989 to help keep senior homeowners right where they are, safe and secure, in their own homes, for as long as possible.

There are now two different FHA insured HECM loan programs to fit the growing needs of senior homeowners today.  The original "Variable Rate" option offers the flexibility of multiple payment options, including a guaranteed line of credit, monthly payments, cash out, or any combination.  The latest option, the "Fixed Rate",program offers the security of knowing exactly what your interest rate is as well as maximizing the amount of cash out.  But there is only one payment option, all funds available must be taken out at close. Both otpions serve different needs or wants, take the time to learn the differences...

Requirements to Qualify

Not all home owners qualify for the FHA Reverse Mortgage this is an exclusive program from HUD and FHA:
 
1. The youngest title holder must be at least 62 years of age.
 
2. The home must be a primary residence Single Family Residence, Townhouse, Condo, Duplex (up to 4 units) or a Manufactured Home (built after June 1976 and you must own the land).
 
3. While you can have your home paid for on not the appeal of the program can be affected by how much equity you have.
