the Government  Reverse Mortgage also know as the FHA HECM

The most common reverse mortgage for seniors today is the FHA HECM loan or Home Equity Conversion Mortgage, also known as the HUD reverse mortgage program. The Federal Housing Administration developed the FHA HECM senior reverse mortgage program in 1989 to help keep senior homeowners right where they are, safe and secure, in their own homes for as long as possible.

There are now a number of different FHA insured HECM loan programs to fit the growing needs of senior homeowners today as well an a number of non-FHA insured mortgage products designed for seniors with higher home values. Last year over 77,000 senior homeowners took advantage of HECM loans as a way to stay in their home, up from 44,000 just the year before.

Requirements to Qualify

Not all home owners qualify for the FHA Reverse Mortgage,the youngest title holder must be at least 62 years of age. The home must be a primary residence or secondary residence and be either a Single Family Residence, Townhouse, Condo, Duplex (up to 4 units) or a Manufactured Home (built after June 1976). The home must be owned free and clear or have an adequate amount of equity (49% min).
